Duro-Last Roofing Systems in the Bronx, NY

Duro-Last prefabricated PVC roof system category in the Bronx, NY: custom-fabricated membranes for industrial roofs crowded with curbs and pipes.

Request a Roof Assessment

Duro-Last roofs are built in a factory from numbers somebody took on the roof, and a bad number costs a week. A property manager should confirm the measurements before the order goes in, since an inch lost at a curb is a field problem a tape would have prevented. Duro-Last is a roofing manufacturer known for custom-fabricated PVC membranes, made to measure in sections and shipped to the site for installation. We install and repair prefabricated PVC systems on Bronx roofs where curbs, pipes and rooftop equipment make a field-cut sheet slow and leak-prone.

What Prefabricated Means

Most single-ply roofs are rolled out on the roof and cut to fit. A prefabricated system is the reverse. A technician measures the roof, curbs and penetrations. Those measurements go to a factory, where the membrane is cut and heat-welded into large panels, with boots and corners already formed. The panels arrive folded, are spread on the roof and attached, and the field seams between panels are welded.

The gain is fewer field welds and more factory welds. Factory welds are made in controlled conditions. Field work shrinks to panel seams and terminations. The cost is lead time and the need for accurate measurement up front.

Panel size is limited by what two or three people can carry up and unfold. Long, narrow panels run the length of the roof, and short ones fill corners. The layout is planned so field seams run along high points or across drainage paths, not along the lowest lines where water sits. A seam is welded, but a seam in a pond is still a seam in a pond.

Measuring the Roof

The takeoff is the foundation of the job. We measure every wall, curb, pipe, drain, vent and equipment base, record heights and diameters, and sketch the roof. We check squareness at corners and note any dip or crown. A drawing goes to the manufacturer with the measurements, and we review the fabricator's drawing against the roof before it is approved.

Errors at this stage cost money later. A pipe measured two inches off puts the boot in the wrong place. A curb 6 inches shorter than reality leaves a gap in the flashing. We recheck critical dimensions on the roof before sign-off, and we list each penetration on the drawing with its tag.

Access for the measuring visit has to be arranged ahead. We need the hatch open, equipment locations confirmed and any rooftop units that will move marked on the plan. If a unit will be replaced before the roof, the new curb size goes on the drawing, not the old one.

Crowded Industrial Roofs

Hunts Point has more than 800 industrial businesses and over 25,000 jobs, and industrial roofs there can carry ductwork, refrigeration lines, exhaust fans and skylights. Across the line, Mount Vernon's Parkside neighborhood, which abuts the Bronx, has numerous industrial businesses too. A roof with dozens of penetrations is where a prefabricated system pays off, because every boot and corner is formed in the factory.

For Hunts Point and similar industrial districts, we lay out walk paths and equipment routes during the survey so panels and seams avoid the busiest areas. Every equipment curb gets a prefabricated wrap and a welded termination, and the scope shows each one.

Traffic across the roof is another planning item. Service crews walk the same route to the same units, and a welded sheet that sees heavy foot traffic benefits from walk pads along those routes. We mark the routes during the survey, install pads before we leave and note the routes on the drawing for the next contractor.

Why PVC

PVC is a thermoplastic with welded seams, resistance to grease, oils and many chemicals, and a reflective surface. It tolerates the discharge from exhaust fans better than many membranes and recovers from foot traffic. It suits roofs that see wide temperature swings. At the Central Park station July averages 95.7 F and the record low is -15 F, and welded seams do not rely on adhesives that age in sun and cold.

Details matter as much as the sheet. A PVC roof is only as good as its flashings, terminations and drain connections. We check each against the drawing after installation.

Reflectivity helps the building as well. A white surface sends sunlight back and keeps the roof cooler, which reduces the load on rooftop units and slows aging of the sheet. Dirt reduces that effect over time, and an occasional wash restores much of it.

Repair and Re-Flashing

Prefabricated roofs are repaired like other welded thermoplastic. We clean the surface, cut a patch from compatible material and weld it with hot air. If a curb wrap fails, we cut it back and install a new one. If a seam opens, we reweld after cleaning. A patch on an aged sheet needs the surface prepared, because dirt prevents a weld from fusing.

Records help. The original measurements and drawing show where each panel and seam lies, which speeds up a diagnosis. Keep the drawing with the roof file, and if a tenant later moves a unit, mark the change on it so the next repair starts from a correct picture of the roof. A seam failure is found by probe and by reference to the layout.

How We Install and Document

Installation tracks the manufacturer's published requirements: substrate prep, insulation or cover board, panel layout, attachment, seam welding and terminations. We probe field seams, check each flashing and photograph the work. Warranty availability is set by the manufacturer's program, and we review its terms with the owner at the scope stage. Our warranty management work keeps the paperwork in order.

After Ida's record hour of 3.15 inches in 2021, drains get checked and overflow is added where the roof needs it.

Lead Time, Cost and Code

Lead time is the main scheduling issue. Panels are made after approval, so the order is placed weeks before the install, and weather windows must be planned around the delivery. Price follows area, number of penetrations, insulation and access. The Department of Buildings makes public the 2022 NYC codes. Filing questions go there. We compare with other thermoplastic makers, such as Sika Sarnafil and Versico, and show the owner the differences.

Commercial Roofing Questions

How much lead time should I allow for a prefabricated roof?

Plan on several weeks between final measurements and delivery, and set the install date after the panels are on site. We confirm the schedule with the manufacturer and tell you the date.

What if the roof changes after we measure?

Equipment moves and new penetrations appear. We remeasure any changed area before the panels are made, and we ask tenants to freeze rooftop work until the install is done.

Is prefab better for a roof with a lot of equipment?

Often, because boots and corners are formed in the factory and field welds are fewer. For a simple, open roof, a field-cut sheet may cost less.

Can a prefabricated PVC roof go over an old roof?

Sometimes, after a moisture scan and a deck check, with a cover board and the right attachment. Where the old roof is wet, we remove it.

What happens if one panel is damaged?

We cut out the damaged area and weld in a patch of the same material, or replace a panel section if the damage is large. The original drawing helps us find the seam lines.

Send the Roof Plan or a Photo of the Equipment

Tell us the building type, the roof age and the last tenant complaint, and ask for a flat-roof walk before anyone writes a scope. A photo of the rooftop equipment helps us plan the takeoff.
