Retail blocks around the Hub fail at the drain and the storefront parapet, while the tall residential complexes of Melrose fail at the roof edge, the bulkhead and the stair hatch. Those are two different jobs under one zip code. A property manager in Melrose should first decide which of the two applies, then we walk the roof in that order: drains and parapet joints on a shop building, bulkhead flashing and edge metal on a tower. Commercial Roofing Contractors of Bronx repairs and replaces low-slope roofs on both.
The Hub and the shops around it
The Hub and Third Avenue Business Improvement District is a retail district where five major thoroughfares converge, and it is one of the Bronx's largest shopping areas after Fordham Road. Retail buildings along those streets are mostly low-rise with flat roofs shared by several tenants, which means a leak lands on a shop owner who has no control over the roof. The usual causes are drains that clog with debris from the busy street and rooftop signage or exhaust units mounted with fasteners that pierce the membrane.
We look at the drains and overflow first, then at every sign bracket and unit curb. A shared retail roof also needs a walking path to equipment, because foot traffic on an unprotected membrane cuts it faster than weather does, and we mark walk pads at each service route. Fixing a bracket penetration is a small sealing job, done with a boot, a clamp ring or a flashing patch matched to the membrane. Ignoring it for a winter turns it into wet insulation and a ceiling replacement. For retail roofs the recommendation usually favors a shopping center style repair program with scheduled strainer cleaning and an annual walk.
Residential towers and the public housing stock
Large residential complexes, mainly public housing, dominate Melrose, which holds one of the Bronx's highest concentrations of NYCHA projects, among them the eight 14 story Melrose Houses buildings. A tall tower changes the roofing job in practical ways. Material has to be hoisted, wind at the roof edge is stronger than at street level, and a leak can run through many floors before anyone traces it to the roof.
The elements that wear first on a tower roof are the bulkhead enclosing the stair, the lift machine room curb, the parapet and the roof drains. We inspect these in sequence and photograph each. Work for public owners follows their own procurement and access rules, so we confirm the procedures and the paperwork before pricing. For public agencies the first step is a scope that separates repair items from replacement items so a budget can be set.
Newer green apartment buildings
Via Verde and Park Avenue Green, a Passive House building that opened in 2019, give Melrose a notable stock of newer green apartment buildings. A roof on an energy-rated building is part of the building's air and thermal envelope, so a repair that cuts into insulation or punctures the air barrier can undo what the energy rating depends on. Any penetration, tie-in or patch should be made with the design intent in view.
For these buildings we ask for the original roof assembly drawings and the commissioning records before touching the membrane. Repairs follow the existing assembly: same insulation thickness, same vapor control, same flashing details. Where a membrane has aged out, a replacement is specified with the designer so the new layers keep the airtight line continuous at every parapet and curb, and test cuts are patched the same day. A cool roof surface is not automatically right for every assembly, and the designer should confirm any change.
Lincoln Hospital, Boricua College and the busy blocks
NYC Health + Hospitals/Lincoln and Boricua College's Bronx campus are the neighborhood's main institutions. Streets around institutions carry emergency vehicles, students and deliveries, so staging a crane or a material drop takes planning. We keep sidewalks clear, plan hoisting for off-peak hours and arrange noise-heavy tear-off for times that do not clash with classes or clinic hours.
Buildings near these institutions may also house offices, clinics and services that cannot lose power or climate control. Where a roof serves such a use, the work goes in small sections, each with a temporary seal over the opening every evening. The same discipline applies on medical office roofs anywhere in the borough.
Storm season, snow load and the work window
Ida's record hour of 3.15 inches in September 2021, which brought the city its first flash flood emergency, shows what a roof with undersized or blocked drains is up against, because a flat roof sends all of its water to a few outlets. We check that each outlet is open, that the sump sits at the low point and that an overflow route exists at the parapet, which often means new roof drains or scuppers. Drains also have to clear ice melt in March, after Central Park's roughly 29.8 inches of snow in a typical year.
Snow also drifts against parapets and bulkheads and melts back toward the wall, so the base flashing in those corners is checked again every March. The best window for membrane work is late spring through early fall. Summer highs reach 95.7 F in July at Central Park, so we start early in the day when the membrane is cooler. Tenants are told the schedule in writing, and the gate between the roof and the building is secured every night.
Approvals and the paper trail
The Department of Buildings sets out the 2022 NYC codes. Call them first. For public housing and institutions, additional approvals can apply. We assemble photographs, a measured sketch of each roof, and a written scope for the owner to take to the right office. A neighbor to the south, Mott Haven, and one to the north, Morrisania, follow the same steps with different building mixes.
Commercial Roofing Questions
Our shop leaks in the rear room, but the landlord says the roof is fine. How do we settle it?
Get a written roof walk from someone who will go up with a camera. We trace the leak from the rear room up through the ceiling, find the nearest drain, flashing or curb, and photograph it. That record shows whether the problem is the roof or the shop, and it gives the landlord a repair item to price.
What matters most on a tall residential tower roof?
Edges, bulkheads and drains, in that order. Wind is strongest at the edge, the stair and lift bulkheads carry the most flashing, and drains serve the whole roof. Hoisting and access also drive cost, so a plan for staging material is part of the scope.
How do you repair a roof on a Passive House building?
We match the existing assembly. That means the same insulation, the same vapor control layer and the same flashing method, with every new penetration sealed to protect the air barrier. We ask for the original drawings first, and the designer confirms any change.
Does a retail strip need a maintenance program or just repairs?
A program is cheaper. Debris from the street fills drains quickly, signage adds penetrations, and several tenants share one roof. Twice-yearly strainer cleaning and an annual walk catch small items before they reach inventory.
How are tenants protected during a tear-off?
The roof is opened in sections, each dried in before the next begins, and tenants get written notice of the hours and the noisiest days. Interior areas under open sections are checked for protection, and the roof is closed up every evening.
Send the building type and the last stain
Send the building type, the roof age and the last tenant complaint, and ask for a flat-roof walk before anyone writes a scope. We will mark every drain, bulkhead and curb and say which are worth repairing and which are not.
