A recover is the lowest-cost way to get a new membrane on a Bronx roof, and it is also the easiest way to waste money. The deciding factor is moisture. If the insulation under the old roof is dry, a new system laid over it can run for years with no tear-off, no dump fees and almost no disruption to the floors below. If the insulation is wet, the new membrane just sits on top of a problem and traps it. We test first, then recommend. Property managers get a written answer on whether the building is a recover candidate, and if it is not, the same proposal prices a full replacement so the two can be compared side by side.
Buildings That Make Good Candidates
The best recover candidates are roofs with a single existing membrane, dry insulation and a deck that has not moved. Industrial roofs are the likeliest fit, since a wide, simple field over a steel deck with one existing layer is the textbook recover. The produce market at Hunts Point alone has four buildings and 475,000 square feet of warehouse space, and Port Morris has its own light industrial and warehouse blocks. Whether any one roof qualifies is a question the core cuts answer.
Apartment buildings are harder candidates. A pre-war building in Longwood or Belmont may carry several layers from earlier repairs, and every added layer adds weight and traps more water. We will not overlay a roof that already has two or three old systems on it. In those cases a full tear-off is the sound choice.
Moisture Testing Before the Decision
We start with a walk of the whole roof and a map of every blister, soft spot and sagging seam. Then we confirm with data. An infrared moisture survey run at the right time of day shows where heat is trapped in wet insulation. Core cuts verify the scan and tell us how many layers the roof has and what the insulation looks like in section.
The result is a drawing of the roof with dry zones, wet zones and the thickness of what is there. If the wet area is small and isolated, we cut it out and replace it before the overlay goes on. If wet insulation runs across a large share of the field, the roof is not a recover candidate, and we say so before anyone signs a contract.
Membranes That Work Over Existing Roofs
A recover calls for a membrane that goes down by mechanical attachment or by adhesive over a prepared surface. We use a cover board over the old roof to give the new membrane a flat, stable face and to separate incompatible materials. A TPO membrane is a common choice for industrial roofs because it welds at the seams and reflects summer heat. On roofs with many penetrations and tight details, a fully adhered system gives better control at the edges.
Compatibility matters. Some old bituminous roofs do not mix with certain single-ply sheets, and some old membranes release oils that attack new ones. A separation layer or cover board handles most of that, and the proposal names the layers in order from deck to surface so you can see what is going on your roof.
Weight, Drainage and Code Limits
Every new layer adds load, and every roof has a limit. We check the deck type and the structure before pricing, and we count how many layers are already there. Drainage is the other limit. If the old roof ponds, a recover that follows the same low spots will pond too. Where slopes are wrong, we add tapered insulation over the old surface so water runs to the drains, and we raise drain bodies or flashings to meet the new height.
Code decides the rest. The Department of Buildings makes public the 2022 NYC codes. They answer filing questions. We confirm the path with you and your filing professional up front. A recover that cannot be permitted is not a savings.
Timing Around Bronx Weather
A recover goes fast, which helps in a borough where weather swings are wide. July highs at Central Park average near 95.7 F, and winters there bring about 29.8 inches of snow. We schedule installation in the windows that suit the adhesives and welds, and we keep the old roof covered each night so rain does not reach a building that is still occupied.
Ida in September 2021 is the benchmark storm for drainage, with a record 3.15 inches landing in a single hour. A recover is a good moment to add drains or scuppers, and to clear and strap down strainers so the new roof can handle a storm like that. For roofs that already hold water, ponding repair is the first step, before the overlay goes anywhere near the surface.
Disruption, Tenants and Closeout
Because nothing is torn off, a recover keeps most of the dust and noise out of the building. Tenants on top floors are not exposed to open deck, and retail occupants along Fordham Road keep their storefront hours. We still stage materials with care and keep stair bulkheads clear. Phasing for an occupied building applies here as well.
At closeout you receive photos of the prepared surface, the cover board, the membrane and the finished flashings, plus the moisture map from the start of the project. If a leak appears later, that record shows which layer to open first.
Commercial Roofing Questions
How many layers can a Bronx roof carry before a recover is off the table?
Two layers is the practical ceiling for most buildings, and it can be less if the structure is light. We count layers through core cuts, check the deck and review the loading with the building's structural information. If the roof already has two systems, we recommend tear-off, because a third layer adds weight and hides wet insulation.
Will a recover void the old roof's remaining coverage?
Check the existing coverage documents before work starts. Some manufacturer coverage ends when another system is installed over it, and some stays in place for the old roof. The new membrane carries its own coverage terms from its manufacturer, and we describe what applies once the system is chosen, without promising a length that has not been issued.
What happens to the wet spots we already know about?
They get cut out and replaced with dry insulation before the overlay goes on. Leaving them in place is the most common reason a recover fails, because trapped water spreads and freezes. We mark each wet area on the roof plan, show you what came out, and price it as its own line.
Is a recover a good fit for a Hunts Point cold-storage building?
Often yes, if the insulation is dry and the existing roof is a single layer. Cold-storage buildings run vapor drive in unusual directions, so we check how the roof was built and where moisture could condense before choosing a membrane. Where the roof is already wet, replacement is the safer path.
How long does a recover take compared with a full replacement?
Less time, mainly because there is no tear-off and no disposal. The schedule still depends on roof size, access, weather and the amount of wet insulation that has to be cut out first. We give a working window in the proposal and update the superintendent daily.
Find Out If the Roof Can Take a Recover
