TPO Roofing in the Bronx, NY

TPO single-ply roofing for Bronx warehouses, retail and apartment buildings: seam welding, repair and replacement. Call for a flat-roof walk.

Request a Roof Assessment

Draw a flat probe along a TPO seam and a good weld does not give. A cold or dirty one lifts, and the gap it opens can sit invisible for a year before the first ceiling stain. That is the whole reason a property manager with a white TPO roof should ask for a seam probe and a flashing check before anyone says replacement. The sheet across the open field is thin, uniform and tough, and it does its job for years. The trouble gathers where the membrane welds to itself, climbs a wall or gets cut for a pipe, and the walk tells you whether those details are repairs or the first sign of a sheet that has aged out all at once.

We install, weld, repair and replace TPO on low-slope commercial roofs in the Bronx, NY.

A Welded Sheet and How It Is Held Down

TPO is a thermoplastic single-ply, white or light in color, rolled over insulation and joined with hot air. A good weld fuses two sheets into one, which is the system's main strength: there is no adhesive in the seam to dry out, and each weld can be probed by hand. Held down mechanically, the sheet is fastened through plates along the seams. Fully adhered, it is bonded to the insulation, the better choice where wind exposure is heavy. Ballasted, it is loose under stone, which an older structure often cannot carry.

The attachment method decides how the roof behaves in a storm, so it belongs in the proposal in plain words. In the Bronx the first two methods are the realistic ones, and the wind exposure of the roof picks between them.

Port Morris Warehouses and Fordham Road Retail

The eastern half of Port Morris is mostly light industrial, warehousing and distribution use inside the Port Morris Industrial Business Zone, and the East River, the Bronx Kill and the Harlem River bound the neighborhood on three sides. A warehouse roof with a simple outline can take large sheets and long welds quickly, which keeps a crew's time on site short. Waterfront buildings there are exposed to wind and water, and wind lifts a loose edge first.

Retail along Fordham Road gains from a reflective sheet over tenant spaces that run cooling all summer. A reflective TPO sheet also lowers the heat load on a top floor.

Where Aging TPO Gives Out

Seams open when the weld was cold or dirty. Flashings pull away from parapets and curbs. The sheet shrinks as it ages and tightens at the edges, which drags the corners and lifts the flashing. The surface weathers into chalk, crazing and a gray film that shows the top layer wearing thin. Four failures, and a cracked seam is the one that leads to a seam failure after the first heavy rain of the season.

The Central Park station reaches 95.7 F in a typical July and has dropped to -15 F, so every seam on a Bronx roof expands and contracts hard across the year. Mastic smeared over and over a trouble spot tells us the original detail was wrong, and the cure is a proper flashing, not another layer of sealant. We photograph each patch and count them.

The Seam Walk

We probe seams with a flat tool and mark any that move. Base flashings are checked for height, adhesion and cracks, and boots, drains and scuppers for dirt and splits. We press the field for soft spots that suggest wet insulation, and a wet spot under a white sheet gets a moisture scan before any repair is priced. Fasteners that backed out and pushed up under the sheet are noted, and walk pads, rooftop equipment and old sealant patches get the same attention.

The written report ties each finding to a photograph and a recommendation, so the manager can sort the list into what needs doing now and what can wait a season.

Repair, Recover or Replace

When the field is sound and the problems stop at seams and flashings, the repair is hot-air welding of the failed seams, new flashing where it has worn and new boots at penetrations. An aging sheet over dry insulation can take a new membrane through a roof recover, with less disruption. A roof with wet insulation, or a sheet that has shrunk and split in many places, needs a commercial roof replacement.

TPO competes with PVC and EPDM on most proposals. It usually prices below PVC and reflects heat, while EPDM is black rubber with a long record on apartment roofs. Grease and chemicals push toward PVC, a tight budget on a clean roof favors TPO, and a small apartment roof may suit EPDM.

Apartment Roofs and Hand Welds

On a multifamily building the roof is small and cut up by vents, bulkheads and parapets, and every cut is a detail welded by hand. That erodes TPO's advantage on large fields. We still use it on an apartment roof when the budget and shape suit, and the proposal says where hand-welded details will add time. A drain may sit in a low corner beside a bulkhead, and the sheet is flashed up around it so water leaves the roof before it can reach a wall. The walk-ups of Belmont and Longwood, with their pre-war masonry, tend to turn on the parapet more than on the sheet.

Insulation, Weather and Closeout

Welds need a dry surface and moderate air temperature, which puts most TPO work between spring and fall. A cold, damp morning delays the welds and a hot afternoon leaves the sheet soft and slow. Open sections are covered at the end of each day.

Insulation matters as much as the sheet. New TPO over thin or crushed insulation wastes the membrane, so insulation and cover board are reviewed and replaced where needed. The Department of Buildings circulates the 2022 NYC Construction Codes. Permits start there too. The closeout file holds a seam map, a photograph of every flashing and the date of the last probe test, which gives the next inspector something to compare against.

Commercial Roofing Questions

How long does a TPO seam last before it needs attention?

A clean weld can outlast the sheet around it, while a seam made on a dirty or cold day fails early. We probe every seam on a walk and re-weld any that lift, a check that catches the leak before the ceiling does.

Can TPO go over an old roof without a tear-off?

Frequently, provided the insulation below tests dry and the structure can carry one more layer. Cover board separates the two. Wet zones found by the survey come out first, and the new membrane covers the rest.

Is white TPO better than black EPDM here?

Each has a job. White TPO lowers heat load and suits large flat roofs, while black EPDM has a long record on small apartment roofs. We price both when the building could take either.

What will TPO not tolerate?

Restaurant exhaust grease and certain solvents soften the sheet, which makes a roof under kitchen exhaust a PVC question. Foot traffic around equipment also calls for walk pads.

How does wind treat a TPO roof near the water?

The perimeter takes wind first, so edge attachment is heavier than field attachment. A building at Port Morris or Throgs Neck may need a fully adhered sheet or reinforced edge details, and the attachment pattern follows the exposure.

Send the Roof Age and the Last Leak Report

Give us the building type, the age of the TPO and the date of the last tenant complaint. We will probe the seams, check the flashings and write up which items are repairs and which are not.
