Request a Roof Assessment

An investor buying a retail center or an industrial box in the Bronx inherits a roof with a history nobody wrote down. The property condition report says fair, the broker says recently patched, and the tenant says it leaks over the back dock. What fails first on that kind of asset is the flat membrane at the walls and drains, and the number that matters is the cost of replacing it in the hold period. An acquisitions team should walk the roof before closing, put a price on each section and decide whether the reserve covers a repair, a coating or a full replacement.

We survey, repair and replace commercial roofs for investors and REITs holding assets in the Bronx, NY, and we write findings in the form a credit committee can use.

The Asset Types in the Borough

Investors see four kinds of roof here. Retail centers: Gateway Center at Bronx Terminal Market spreads over 17 acres beside the Major Deegan Expressway, with a six-level, 2,600-car garage, and the Fordham Road corridor is managed by a Business Improvement District and counted as the borough's longest. Industrial boxes: the Cooperative Market at Hunts Point alone holds 700,000 square feet of refrigerated space, beside a produce market of 475,000 square feet of warehouse. And multifamily: the pre-war five and six story buildings of Longwood, Belmont, Tremont and Bedford Park.

Each asset type has a different roof, a different tenant and a different risk. A single-tenant warehouse can run on one big membrane. A multi-tenant retail center has several roofs and a landlord obligation to keep them tight. An apartment building has many occupants under a small roof. The range is wide, and the survey tells you which one you are buying.

Where the Roof Hides Cost

Deferred roof maintenance rarely shows on a rent roll. It shows as a leak after closing, a tenant asking for a rent credit and a capital call that was not in the model. Cost hides in four places on a roof: wet insulation beneath a dry-looking membrane, flashing patched past saving, drains nobody has cleared and old layers stacked on the deck. Each can double a repair estimate once the roof is opened.

Hurricane Ida's record hour of 3.15 inches in 2021 and Hurricane Sandy's 3.4 feet of water in Throgs Neck in 2012 show what a roof can be asked to survive. Snow at Central Park runs about 29.8 inches a year, July highs approach 95.7 F, and the record low is -15 F. Those swings fatigue every seam. A roof condition that looked fair in summer can look poor after one winter. A clean due diligence roof survey finds the hidden items before they become your problem.

Storm exposure shows up in underwriting more each year. A roof that ponds at a drain or loses edge metal in a gust is the kind of item an insurer asks about. Knowing which roof sections are weak lets an owner fix them before the question is asked, and it gives the asset manager a clean answer when the renewal comes.

What a Due-Diligence Walk Covers

We work to a short closing window. The walk covers membrane type and age, seams and flashings, drains and slope, penetrations, equipment curbs and visible damage. We take core samples where the roof history is unclear and use infrared scanning to find wet insulation. The report gives each roof section a condition rating, a remaining-life estimate and a cost range for repair and replacement.

  • Age and layers. Cores show what is on the deck.
  • Moisture. Wet insulation is the largest hidden cost.
  • Warranty status. Transferable terms matter at sale.
  • Deferred repairs. Open leak history drives near-term spend.

The numbers feed the underwriting model directly: a repair line for year one, a replacement line for the hold period and a reserve for the rest. Our roof capital planning work turns those lines into a schedule.

We also record rooftop leases and equipment. Cell sites, signage and solar arrays add penetrations and income, and each one affects the roof plan. Knowing who has rights on the roof keeps a replacement from colliding with a lease.

Repair, Coat or Replace in the Hold Period

The decision depends on the hold. If the investor sells in three years, a repair and a coating that carry the roof through the sale may be right, and the survey supports the buyer's questions. If the hold is ten years, replacement at the right time is cheaper than a string of repairs. We price all three paths and mark the year each makes sense.

On large flat roofs, TPO and PVC are the usual replacement systems, and a coating through roof coating restoration is the lower-cost bridge when the membrane is dry. Cool roof surfaces can cut tenant cooling costs on retail and industrial boxes, which matters when tenants pay utilities.

Value-add plans change the answer. An investor who intends to renovate, re-tenant or add rooftop equipment should fold the roof into that scope, since a new tenant's units will cut new penetrations into a membrane that is already near the end of life. Replacing first and cutting second keeps the new warranty clean. For logistics tenants, the logistics and 3PL sector has its own dock and schedule constraints that shape the order of work.

Tenants, Leases and Operations

Investor-owned assets carry leases that govern roof access and work. Retail tenants expect no disruption at the front door. Industrial tenants run trucks and docks around the clock. Multifamily tenants expect notice and quiet. We read the lease obligations that touch the roof and plan around them, with written notices, phased work and clear staging.

Our crews coordinate with property managers and asset managers on schedules, and we keep the work off tenant critical paths. Liability and insurance certificates are in order before the first day, and we provide the lender or insurer with the reports they ask for.

Insurance is part of the lease picture too. Landlords carry the roof under a property policy, tenants carry contents, and a leak sits between them. A dated condition record shows the roof was inspected and maintained, which helps when a claim is filed and when a premium is renewed. We keep every photograph and note tied to a roof section so the record is easy to hand to an adjuster.

Reserves, Lenders and Records

Lenders want to see roof reserves matched to roof condition. Our reports support reserve discussions with dated photographs, remaining-life estimates and cost ranges. The Department of Buildings posts the 2022 NYC Construction Codes. They answer filing questions. Investors with several assets can fold the work into a multi-site roof program, and the day-to-day running of such buildings is the work of property management companies. A retail investor on Fordham Road can start with the property list and closing dates.

Commercial Roofing Questions

What does a roof survey add to a property condition report?

It adds core samples, moisture mapping and a cost range for each roof section. A general report rates the roof; a survey prices it.

How fast can a due-diligence roof walk be done?

Often within days, depending on access. The roofs most likely to drive cost get walked first, and a summary follows before the full report.

Should I coat or replace if I plan to sell in three years?

If the membrane is dry and sound, a coating can carry the roof through the sale at lower cost. A survey supports the buyer's questions either way.

Do roof warranties transfer to a buyer?

Some do, with conditions. The membrane manufacturer sets the terms, and we read them as part of the survey.

How do you handle a roof under a retail lease?

We read the lease obligations, phase the work around tenant hours and keep entrances clear. Notices go out in writing before work starts.
