Modified Bitumen Roofing in the Bronx, NY

SBS and APP modified bitumen roofing for Bronx apartment buildings, mixed-use blocks and industrial roofs: torch-free options, repair and replacement.

Lift the strainer off a roof drain and look at what settled in the basket. If it is full of black grit, the cap sheet above is shedding its granules, and the asphalt underneath is next in line for sun. That is the quickest read on a modified bitumen roof, and it is where a property manager should start before anyone says replacement. On a gray, layered roof over a five or six story apartment building, the field usually outlasts its details, so the laps, corners and wall flashings deserve the walk before the open sheet does.

We install, repair and replace modified bitumen on low-slope roofs in the Bronx, NY, with torch-free or heat-applied methods depending on the building and the buildings around it.

Polymers, Plies and Methods

Modified bitumen is asphalt blended with polymers for strength and stretch and sold in rolls reinforced with fabric. SBS, a rubber-like additive, gives a sheet that stretches and recovers, which suits a roof that moves with the temperature. APP, a plastic-like modifier, gives a sheet that shrugs off heat and ultraviolet light and is a common pick for open exposure. Most roofs get two plies, a base sheet and a granulated cap, and because the plies back each other up, a small flaw in one is often covered by the next.

How the sheet is attached matters as much as which sheet it is. It can be torched, hot-mopped, cold-applied with adhesive or self-adhered with a peel-and-stick backing. Each method changes the fire risk, the odor and the noise, and on an occupied building those factors settle the choice before the price does.

The Concourse Parapet Problem

The Grand Concourse corridor is lined with five and six story multifamily buildings in styles from Tudor Revival to Art Deco, built under the 1901 Tenement House Act, and the Landmarks Preservation Commission designated a large part of Concourse as the Grand Concourse Historic District in 2011. On a building like that the roof is a membrane tucked behind a parapet, and the parapet is the real weak point. Coping stone loosens, counterflashing pulls out of its reglet and water runs down the inside of the wall.

The same designation can touch exterior work such as roof replacement, so the approval question gets answered before the scope is written. A repair on the wall belongs in the same work order as the repair on the sheet, since fixing one without the other buys a single winter.

What Weather Does to the Sheet

Cold stiffens asphalt and slows adhesive cure, rain stops the work, and a Bronx year offers both. The Central Park station records about 29.8 inches of snow annually and a record low of -15 F, so the practical window for installation runs from spring through fall. Over the years those cycles show up as granule loss, alligatoring and open laps, and a hollow-sounding blister underfoot is moisture or air swelling in the heat.

On September 1 and 2, 2021, Hurricane Ida set a record by dropping 3.15 inches in a single hour. Modified bitumen holds water well, but every ponding spot that storm revealed is a place where granules wear faster, so low corners go on the repair list even when the sheet looks sound.

What We Check on an Older Roof

We walk the cap sheet for granule loss, alligatoring and cracks, and we press every lap by hand to find edges that lifted. Base flashing is measured for height and checked for loose or missing fasteners, and every parapet gets a look at its coping and counterflashing. In the field we press for soft spots and mark blisters. When the roof's age is unknown, a core cut counts the plies on the deck and tests the insulation for water.

Bare asphalt in the drain basket, a lifted lap, flashing that sits too low against a wall and a blister that sounds hollow are the four findings that most often reorder a repair list. A lifted lap is a leak waiting for rain, and we treat it that way.

Repair, Recoat or Replace

A roof with tight laps and worn granules can often take a coating, which adds years at low cost, and the roof coating restoration process starts with the same moisture test. Damage limited to a lap or a flashing gets the failed piece cut out and new sheet set in. Several layers, wet insulation or widespread cracking point to a commercial roof replacement.

Against built-up roofing, modified bitumen is lighter and easier to repair. Against single-ply such as EPDM, it is tougher underfoot where trades walk, though it takes longer to install and puts more odor in the air. The recommendation follows the roof, the occupancy and the budget.

Torches, Odor and Tenants

An open flame is the main concern on an occupied building. Heat applied beside wood blocking, aged parapet material or a hidden void invites a fire, so many owners and insurers prefer methods without a flame. Self-adhered and cold-applied sheets avoid it, and hot-mopped asphalt avoids it too, with a kettle at the curb that brings its own smell. We lay the options out in writing before work begins.

Odor travels through windows and vents, so air intakes get covered and the superintendent hears which days will smell the strongest. Where heat is used, extinguishers sit at every work area, combustible debris is cleared from the parapet first, and a fire watch stays after the last torch is out, because smoldering inside a wall can show itself hours later. A reroof while the building is occupied also needs a posted notice and a phone number that gets answered.

Filings and Records

The Department of Buildings releases the 2022 NYC Construction Codes. They answer filing questions. The owner also checks whether landmark rules reach the exterior in the historic district. We record the layers installed, the method and the dates, and at the end we send the roof age and the work order back with a photograph of every flashing, so the next manager inherits a file and not a guess. A reroof also changes how storm water leaves the building, so drain bowls and scuppers are checked against the new sheet height before the last ply goes down.

Commercial Roofing Questions

How do I know a modified bitumen roof is nearly finished?

Look in the drain baskets for granules, scan for alligatoring and lifted laps, and tally the patches. A roof covered in patches is showing that the details were wrong the first time. A core sample adds the layer count and the moisture picture.

Is torch-down allowed on an occupied building?

Sometimes: a fire watch, the permit where one is required and attention to combustible material make it possible. Many owners choose a flame-free method instead, and we price both so the trade-off is visible.

Can a modified bitumen roof be coated rather than replaced?

When the laps are tight and the insulation tests dry, yes. The coating adds reflectivity and a new wearing surface. Open laps or wet insulation need repair first.

What separates SBS from APP?

SBS is rubber-like and stretches, which helps on roofs that move. APP is plastic-like and holds up against heat and sun. Either makes a sound roof when it is installed correctly.

Why do blisters form?

Moisture or air trapped between plies expands in the heat and lifts the sheet. An intact blister can be watched. One that has broken open lets water in and needs repair.
