GAF Commercial Roofing Systems in the Bronx, NY

GAF commercial roof system categories in the Bronx, NY: thermoplastic, modified bitumen and built-up roofs on apartment buildings, with repair options.

A tar-and-gravel roof on a five story walk-up is being replaced by something, and one candidate is a system from a large manufacturer such as GAF. A property manager should check three things before choosing: what the roof is today, what the parapet and drains will allow, and who is going to install it. GAF is a roofing manufacturer whose commercial offering covers several system categories, including thermoplastic single-ply membranes, modified bitumen, built-up components and liquid-applied coatings. We install and repair these categories on Bronx buildings and treat the choice as a building decision, not a brand decision.

System Categories

Thermoplastic single-ply is a factory-made sheet, usually white or light gray, that comes in rolls and is joined on the roof by hot-air welding. It reflects heat and handles ponding better than many older membranes. Modified bitumen is asphalt reinforced with polyester or fiberglass and modified with polymers. It goes down in two plies, torched, hot-mopped or cold-applied, and gives a thick, forgiving surface. Built-up roofing is layers of felt and bitumen, topped with gravel or a cap sheet.

Liquid-applied coatings are a separate category. They go over a sound existing roof to extend its life, and some are also used as flashing resins at details. We treat each category on its merits for the roof in front of us. A category that fits a clean, open roof can be the wrong one for a roof broken up by curbs, and the proposal says which is which in plain words.

Each category fails differently. A thermoplastic sheet fails at a lap that was welded cold or at a flashing that was never reinforced. Modified bitumen fails at laps that lost adhesion, at ridges where two plies bunched, and where surface granules wore through. Built-up roofing fails at the felts when moisture gets between plies. The failure points tell us where to probe first on a roof of that kind.

Apartment Roofs and Tar-and-Gravel Replacements

Multifamily low-slope roofs are a large share of Bronx roofing because pre-war buildings of five and six stories fill Longwood, Belmont, Tremont and Bedford Park. Some of those roofs began as tar and gravel and have been recovered or patched since. When the time comes to replace one, the common choices are a modified bitumen system or a thermoplastic single-ply.

Modified bitumen suits a roof with many small details, such as a bulkhead, stair hatch, vent pipes and a short parapet run, because it is forgiving around odd shapes. A single-ply sheet suits a clean, open roof where welded seams and a light surface save heat. The superintendent's concern is simpler: which one will stay dry? The answer depends on the drains and the deck first, and the sheet second.

Parapet height drives the detail work. A low parapet leaves little room for base flashing, so the termination must be tight and the counterflashing tied into the wall. Where the brick is soft, we repoint before we flash. A new membrane over a crumbling wall base has the same leak as the old one, just later.

How We Install and Repair

Installation tracks the published requirements of the system chosen: substrate preparation, insulation, fastening pattern, seam welding or lapping, flashing heights and termination. We follow the specification for the system, document each step with photographs and keep a record of what went on the roof. Repair on an existing system uses compatible materials and methods for that category.

Warranty eligibility is set by the manufacturer's own program and terms, and an owner who wants warranty coverage should read those terms before the work is scoped. Our warranty management work tracks the paper once the roof is down.

Crews are briefed on the specification before the first roll goes down, and a supervisor walks every seam and flashing before the day ends. The record includes weather, temperatures, material lots and the photograph set. If an inspector or an insurer asks what went on the roof, the answer is on file.

Reading the Roof You Already Have

A label on paper does not tell the whole story. We identify a system by looking at it. A white or gray sheet with welded laps is thermoplastic. A black rubber sheet with taped or glued seams is EPDM, a different family. A surface of granules over layered asphalt is modified bitumen. A gravel surface over plies is built-up. A core cut shows the layers underneath and the moisture in them.

That evidence decides whether the roof can take a recover, a coating or a full replacement. A roof with wet insulation, whatever its brand, needs the wet material out.

What Bronx Weather Asks of the System

June reaches 92.1 F at Central Park and July 95.7 F, with a low of -15 F on record, so a Bronx roof works through a wide thermal range. A reflective single-ply sheet reduces summer surface heat. A thick modified bitumen cap shrugs off foot traffic and cold snaps. Ida's record hour of 3.15 inches in September 2021 is why any system we install is paired with a drainage review.

Wind is another factor. Edge metal and attachment details are chosen for the exposure of the building, and wind damage is the failure we guard against at the perimeter.

Comparing Makers for a Replacement

We compare by exposure and detail, not by name. Four questions drive the comparison: what vents onto the roof, how much walking it sees, how heavy a system the structure allows and what the neighbors and building rules permit. Then we compare systems from several makers, such as Carlisle SynTec and Johns Manville, and show the owner the differences in cost, life and risk.

An owner often asks for one bid per maker. We offer one scope and one set of alternates, since a scope that reads the same for every bidder makes the prices comparable.

Cost, Access and Code

Price follows roof size, tear-off depth, insulation, the number of penetrations, access and hoisting. A tapered insulation plan adds cost and fixes ponding. The Department of Buildings publishes the 2022 NYC Construction Codes. Filings run through them. A modified bitumen roof costs differently from a TPO roof, and we price both when the building could take either.

Commercial Roofing Questions

Is a GAF roof better than the other brands for a Bronx apartment building?

The system matters more than the label, and the install matters more than both. A well-detailed roof of any good system outlasts a badly detailed roof of the best one. We compare on the building's details and let the numbers decide.

Can you repair a roof if the original installer is unknown?

Yes. We identify the system from the roof and a core cut, then repair with compatible materials. If the roof is under a manufacturer warranty, we read its terms first, because some repairs need approval.

Does a coating make sense on an older roof?

On a sound, dry roof, a coating can extend service. We test the moisture and adhesion first. A coating over wet insulation fails early.

How long does an apartment roof replacement take?

A typical walk-up roof takes days, not weeks, once materials are on site. Weather and hoisting set the pace. We stage the work so that each section is dried in before we leave for the day.

What does the superintendent need to do during the job?

Keep the hatch accessible, clear the stairwell for material movement and tell tenants the schedule. We handle the roof, the debris and the protection of the floors below.

Send the Building Type, Roof Age and Last Work Order

Tell us the building type, the roof age and the last tenant complaint, and ask for a flat-roof walk before anyone writes a scope. We will identify the system and tell you what each path would cost.
