Holcim Elevate Roofing Systems in the Bronx, NY

Holcim Elevate, formerly Firestone Building Products, roof system categories in the Bronx, NY: EPDM, TPO and PVC repairs and replacements on older buildings.

An old warranty certificate in a manager's desk drawer carries a name that no longer appears on the manufacturer's current paperwork. That mismatch is the first thing to check on any roof installed under the Firestone Building Products name, because the company now trades as Holcim Elevate and the warranty trail runs through both names. We install and repair the single-ply categories this manufacturer is known for, including EPDM, TPO and PVC, and we start with the paper and the roof together before we say what the next step should be.

One Maker, Two Names

Holcim Elevate is the current name of the roofing business formerly known as Firestone Building Products. Roofs installed years ago may carry old labels, old specifications and warranty documents under the earlier name. A manager holding that paper should treat it as live until someone confirms otherwise, because the terms still describe the roof.

When we survey a roof, we record both names where they appear: on the warranty, the specification and the sheet itself. We note the install date, the system type and the contractor of record. That record is what a claim, a sale or a re-roof decision starts from, and it saves hours of searching later.

Contractors change too. The installer named on an old certificate may have closed, merged or moved, and the manufacturer's records may list the original job number. We pull those numbers from the paper and use them when we contact the warranty office, so the request goes to the right file.

System Categories

This manufacturer's commercial range spans single-ply membranes, insulation and metal roofing. The single-ply families are EPDM, a synthetic rubber sheet with taped or glued seams, and thermoplastic TPO and PVC, with welded seams. Insulation is rigid polyisocyanurate boards for the assembly. Metal covers standing seam and other panel systems.

Each family has a place. EPDM works on straightforward roofs and handles cold snaps. Thermoplastic suits large roofs where reflectivity and welded seams matter. Metal suits slopes. The roof decides, and we check that decision against EPDM, TPO and PVC options before recommending.

Older EPDM Roofs on Bronx Buildings

Five and six story pre-war buildings are the norm across Longwood, Belmont, Tremont and Bedford Park, and a flat roof on one of them may carry a single-ply sheet that has aged in place. An older EPDM sheet shows its age in recognizable ways: chalky surface, shrinkage at the edges, split seam tape, cracks around penetrations and ripples where the sheet has pulled away from a wall.

Shrinkage matters because it tugs the sheet at the parapet and the curbs. A membrane that has shrunk pulls flashing loose, and the leak that follows starts at the edge, not the field. We check for it by looking at the corners and the base of every wall. A repair may need a new base flashing and an extension of the sheet, and a roof with widespread shrinkage may be due for replacement.

The seams are the other tell. EPDM seam tape can lose adhesion where dirt gets in during install or where ponding water sits on the lap. A seam that opens by an eighth of an inch lets water under the sheet, and from there it follows the insulation joints. We probe every seam on a walk and mark the open ones with paint.

Repair Methods for Aged Sheets

Aged EPDM takes patches best when the surface is cleaned and primed. Aged thermoplastic needs cleaning before it welds. We use repair materials designed for the family, apply them to prepared surfaces and test the result. A flashing repair at a curb often means cutting back the old sheet to sound material, installing new flashing and tying it in with a welded or adhered lap.

A roof with a pattern of failures at laps, curbs and walls is telling us the membrane is at the end of its life. A flashing failure at one curb is a repair. Ten of them is a replacement decision, and we show the owner the count.

Retail Corridors and Larger Roofs

Fordham Road is the borough's longest corridor and is managed by a Business Improvement District, so a roof manager in Fordham may be dealing with a long run of connected storefronts. Bronx Terminal Market's Gateway Center spreads 17 acres of retail along the Major Deegan Expressway. On roofs of that type we look at rooftop units, sign mounts and shared walls, and we record each in the survey.

For larger roofs a TPO or PVC replacement is common. The choice depends on exhaust, traffic and the budget, and we show the owner the options side by side.

Shared roofs among tenants raise a practical question: who pays? We map each unit's zone and list repairs by zone, so a landlord can split costs by the lease and a tenant can see what is being fixed above its space.

How We Install and Maintain

We follow the manufacturer's published installation requirements for the system selected, from substrate preparation to flashing terminations, and we keep dated photographs of each stage. The warranty itself is settled between the owner and the manufacturer's program, and the scope lists its requirements so the owner knows what it takes. Our warranty management work keeps the file in order after the job.

Maintenance follows the same rule. Drains cleared, seams probed, flashings checked, repairs logged. A roof maintained on a schedule produces the records a manufacturer or an insurer asks for.

Occupied buildings add constraints. Adhesives and primers have odors, and air intakes near the work area get covered or the work is timed around them. We tell the superintendent which days involve adhesives, so tenants are warned and windows near the roof stay shut.

Weather, Cost and Code

A wide thermal range faces any Bronx roof, from a 95.7 F July average at Central Park to a record low of -15 F. Drainage is reviewed on every job because Ida put 3.15 inches into a single hour in September 2021. Price follows area, tear-off, insulation, penetrations and access. The Department of Buildings issues the 2022 NYC Construction Codes. Owners file there. We compare this maker against others, such as Sika Sarnafil and Johns Manville, when the owner wants a second option.

Commercial Roofing Questions

Is a Firestone warranty still good under the Holcim Elevate name?

That is a question for the manufacturer, and we help you ask it. We gather the certificate, the specification and the install date, then contact the warranty office with the roof address. The answer arrives in writing, and we file it.

How can I tell whether my roof is EPDM?

A black or white rubber sheet with tape or glue at the seams is usually EPDM. A core cut and the specification confirm it. Welded seams with a stiff surface point to a thermoplastic instead.

Why does an old rubber roof leak at the walls?

The sheet shrinks over time and pulls away from walls and curbs. The flashing at the edge lifts and water enters. A repair rebuilds the flashing, and if shrinkage is widespread, the whole sheet may need replacement.

Can you coat an EPDM roof?

Some coatings bond well to cleaned EPDM, and some do not. We test adhesion on a small area and check the insulation for moisture before recommending a coating.

What if the warranty requires a particular installer?

Read the warranty terms before work begins. If an approved installer is required, repairs by others may affect coverage. We tell you what the document says and let you decide.
