Acrylic Roof Coatings in the Bronx, NY

Water-based acrylic roof coatings for Bronx apartment and retail roofs that drain well: cleaning, seam repair and reflective recoats. Call for a roof walk.

A five story brick walk-up with a sound roof sheet, clean drains and a chalky gray surface is the roof acrylic was made for. The seams have held, water leaves within a day of rain, and the only thing wrong is that the surface has stopped shedding sun. A property manager should walk to the low corner and the drain strainer before asking anything else, because acrylic forgives a lot and standing water is not on that list. On a roof that drains, a white acrylic coat puts a waterproof, reflective skin back for a fraction of replacement. On a roof that ponds, the answer is silicone or a slope fix.

We apply acrylic over low-slope roofs in the Bronx, NY after the roof has passed four tests, and we put in writing which roofs did not.

Where Acrylic Earns Its Place

The natural fit is a flat roof behind a parapet on a multifamily or mixed-use building, where the membrane is aging but dry. A complex on the scale of Parkchester poses the practical question for any large owner: 171 four-sided brick buildings of eight or 13 stories went up there for Metropolitan Life between 1939 and 1942, and which of their roofs are coating candidates and which are past it can only be answered one building at a time, from moisture readings and not from the age of the complex.

Retail is the other fit. A storefront row along Castle Hill Avenue, one of the main commercial corridors of Castle Hill, has customers who cannot lose a door for a week. Acrylic goes on in a day or two without tear-off, so the stores keep trading and the parking stays open.

What Water and Weather Do to the Film

Acrylic is water-based, and that cuts both ways. Cured, it is a flexible film. Wet, it softens. A pond that sits for days will swell the coating, lift it at the edges and leave blisters that peel by spring. Rain in the first hours after application washes uncured film off the roof, and a cold morning stretches the cure past the point the crew can wait.

The Bronx tests the film from both ends. The Central Park station has recorded -15 F, and a coating has to stay elastic through that or it splits at the first deep freeze. Summer sun is the opposite problem, and heat and UV damage is the reason an old surface needs a new coat at all. Hurricane Ida put 3.15 inches into one hour on September 1 and 2, 2021, and any roof that held that water for days showed the owner exactly which corners would never suit acrylic.

Four Checks Before the First Coat

The first is drainage. We look at the roof the day after rain, and any water still standing marks a no for acrylic at that spot. The second is moisture: a thermal scan at dusk and a few core cuts, because a coating sealed over wet insulation traps the water and blisters. The third is adhesion. We clean a square of roof, coat it, let it cure and try to pull it up. The fourth is the seams and flashings, since a coating bridges hairline gaps and not open splits.

Preparation follows the same logic. The roof gets power washed and left to dry fully, splits and blisters are cut out and patched, and seams and flashings are reinforced with fabric. We photograph the prepared surface before the first coat so the file shows what we started with. A coat laid over damp dirt is the one that lifts by the first winter.

Acrylic, Silicone or a New Roof

Acrylic costs less than silicone, and on a roof that drains it is the sensible choice. Where water collects, silicone holds up better because it does not soften under a pond. If the membrane is cracked across its field, shrunk away from the edges or wet through, no coating is the answer, and a commercial roof replacement is the fair price to compare against.

Acrylic bonds to a range of sound surfaces, including modified bitumen, built-up, metal and properly prepared EPDM. On a worn single-ply the coating sits next to a roof recover in the proposal, and we price both so the manager can see the difference in years bought. Recoating on a regular cycle keeps the film working, and the interval follows the coating thickness and the exposure.

Tenants, Odor and the Forecast

Water-based acrylic is the easiest coating on a building full of people. Odor stays light, nothing is torn off, and the building keeps operating. The superintendent gets the application days in writing, and the crew keeps coating off windows, air intakes and parked cars. A top-floor tenant hears foot traffic for a few hours.

The forecast is the real constraint. The roof has to be dry and the dew off the surface, with no rain due for hours after the coat goes down. In the Bronx the workable window runs from late spring to early fall, and we move the day when the sky turns. Hoses run up the building face or through a stair hatch, buckets stay off the membrane, and the crew masks the drains while the coat goes down, then clears them before leaving.

Records Before and After

The Department of Buildings puts out the 2022 NYC codes. Permits start there too. The closeout file lists the coating type, the coverage rate, the batch information and the date of application, plus photographs of every edge and penetration. Coverage is measured as the coat goes on, because a thin film looks fine on day one and fails early.

A coated roof stays on schedule with a yearly wash and a look at the drains. Owners in Parkchester and across the East Bronx can send the roof age, the current surface and a photo of the nearest drain, and we will walk it.

Commercial Roofing Questions

Our roof holds a puddle by the scupper for a day after rain. Is acrylic out?

Not necessarily. A small pond that clears within a day or so may be a cleaning or minor slope job, and acrylic can go on once the cause is fixed. A pond that is still there after two days rules acrylic out at that spot, and we price silicone or tapered insulation for it.

What if the roof has been coated before?

A sound, clean coating is a fine base, and we wash it, test adhesion and prime where needed. Coating that is peeling, chalking in sheets or lifting at the seams has to come off before anything new goes on, because new film cannot be stronger than what it bonds to.

Will a white coat quiet a top-floor tenant who complains about heat?

The roof surface runs cooler and less heat reaches the floor under it, which helps. How much depends on the insulation and the rooftop equipment, so we do not promise a number. A tenant on a dark, uninsulated roof will notice more than one under a thick assembly.

How soon after rain can the crew coat?

Once the roof is dry to the touch, the dew is gone and no rain is expected for several hours. On a wet spring the first coat can slip a week. We would rather lose a day than wash a coat down a drain.

How many coats does the roof get?

Two or more, with reinforcing fabric at seams and details. The scope names the thickness and the number of coats, and we check coverage during application, so a bid from another contractor can be compared line for line.

Send the Drainage Photos and the Roof Age

Tell us the building type, the current surface and whether water sits after rain. We will walk the flat roof, test adhesion and tell you in writing whether acrylic fits.
